An infuriating and disappointing experience. I would advise anyone considering booking here to think twice. The room had no windows (can be open), which was not as described in the listing. The heating was broken, and despite promises to fix it, nothing was done, nor were additional blankets provided. The hot water lasted only about 10 minutes at a time. I endured a miserable night and couldn't wait to leave. Ultimately, due to early checkout, I was charged for a night and a penalty of approximately 1,150,000 VND. This is unfair: the hotel misrepresented its facilities, which were so inadequate that sleep was impossible. Despite this not being my fault, I was still charged an early departure fee😅

22Land Residence Hotel & spa , accommodation were excellent, the staff were kind and polite amazing, always helping specially HEIN the evening staff all of staff we are grateful for team support. We had a very Really clean and nice hotel. Right across the street restaurant, coffee shops pharmacy everything you need . Easy to get to anywhere in Hanoi, launch, good sized rooms. satisfying stay at this hotel, and it was a great memory for me & husband , even we extended tow night . We would like to stay here again.

Easy to get to anywhere in Hanoi, launch, good sized rooms. satisfying stay at this hotel, and it was a great memory for me & wife , even we extended tow night .thanks HIEN and 22 Land Residence Hotel and spa for excellent service. We would like to stay here again.
