Hotel Villa Luppis

Hotel Villa Luppis is an enchanting and remarkable place nestled between Venice and the sea, with the Dolomites offering hiking and stunning views. This old monastery was transformed into a private mansion 300 years ago and later into a perfect gem of a hotel. I stumbled upon it by chance with limited expectations, but it was love at first sight, a feeling that deepened during my three-night stay. I can't pinpoint exactly what made it so special. The rooms are good, though not extraordinary, so it must have been something else. Perhaps it was the way the candles are lit in the trees in the evening, the friendliness of the staff, the ideal location—close to everything yet still in the countryside—the beautiful, park-like garden, or a combination of all these elements. Whatever it was, I am determined to return, this time for a leisurely stay with my wife.

We recently stayed at this hotel for one night and we left with some mixed feelings. We arrived and after some narrow maneuvering we parked our car on a big parking, where we immediately 'were greeted' by several beautiful oldtimer cars. While walking through a passage to the reception area, we realized we were in for a treat. What a beautiful building in a small but lovely park-like garden. We were welcomed with a warm smile by the Mrs. of the house and checked-in. This was a smooth and pleasant experience. We were assisted with our luggage and brought to our room. This was beautiful as well. Very tastefully decorated, ample space in both the bed- and bathroom with the underfloor heating on. We went to the beautiful lounge area for some drinks, enjoying the fire place. So far, five out of five stars: fantastic! We arrived at 19:10 hrs in the restaurant to learn from the staff that they only open at 19:30 hrs. Huh? Everywhere there were signs (for instance in the elevator), mentioning the opening hours of the restaurant for breakfast, lunch and dinner and this stated 19:00 hrs! But ok, at least he didn't send us away. We were seated at a lovely round table at the fireplace. Ordered our water and a bottle of wine and browsed the menu. There were no set menu's so from the à la carte menu we both chose the seafood risotto for a starter, which was very nice. For mains my wife had lamb chops, and she was slightly disappointed that they were not nicely grilled. I regretted to have chosen the fried fish and shellfish main course. Everything on my plate was deep fried in batter, including even langoustines and prawns, which were still in the shell. How are you supposed to eat that? First peel away the batter and then peel the shell fish? The fact that this was served on a bed of very dry and tasteless polenta didn't help much either. As a result of these main courses, we decided to skip desserts. We had a decent night sleep in our bed, which mattress was a tad on the hard side. My only 'gripe' about the room is that we had to shower in a small bath tub, with screens that didn't help much. After showering a big part of the floor was soaking wet. Breakfast was a buffet, with rather limited choice. The biggest let down was the quality of the bread. Both the loaf and rolls were definitely not fresh. In fact we had exactly the same bread during dinner the night before, and then already it was dry. Such a nice place, with friendly people, where the restaurant eg catering part doesn't keep up with the fairytale building and location. Perhaps we were unlucky during wintertime, with only a few guests?

My husband and I were visiting family in Rivarotta Di Pasiano and stayed at Villa Luppis for our first time. The staff, grounds, food and location were beyond perfect. I cannot recommend this converted monastery ( built in the 800’s) enough.

Great place to relax and enjoy your surroundings. Guest rooms very nice. Staff there are all very nice and helpful. Restaurant top notch. Nice large pool area. Stunning appearance when you drive up.

I have only one thing to say. It was beautiful. The service was good, the rooms were cozy and the food was very well prepared. The atmosphere of the hotel truly made me feel like a 17th century aristocrat. The waiters were very kind. I had only a few issues. When I asked for a few extra pillows, they came after I asked another time. The wi-fi could have been better and there were some errors with requests for food and certain toppings.

spent a night in this hotel, and from outside, it was a terrible smell. the smell was so bad that if you have the window open at night, you would not be able to sleep. tye isolation between the rooms non extistent. if someone walk in the room above you, you will hear it. totally the inside interior is very nice, and breakfast was good, but i will not stay there again, as the smell, and i guess the origin of the smell comes from cat piss, that the management have not done anything about it for years.

Beautiful hotel. Very old and elegant. Massive swimming pool, lovely forested grounds and great restaurant. Good sized room with bath in bathroom. Seems very set up for weddings. Staff could not have been more helpful and asked a number of times if everything was ok. Very much in the country side

This place is a remarkable great propperty with a lot of history and amazing atmosphere. Marvelous vintage interiors so beautifully decorated like in a palace. Rooms are with excellent beds, old-fashioned bathrooms. Enjoyable and delicious food at the restaurant. Big garden is simply beautiful, it is actually old park with many paths and the pool which is good for comfort summer vacation. On top of this all we had the friendlyness of the helpfull staff. Villa Lupiss has a romantic atmosphere and for us it occures to be essence of our Italy trip.

Very nice place to stay. It breaths history. Mrs. Luppis is very kind. The diner is excellent. The garden is amazing. The rooms are clean but a little cold in the winter. This is a great place to visit when you are in the area, no doubts about it!!
